HERE is an opportunity to live out your childhood fantasy.

A four-bedroom home in Rainbow Flat, about 3.5 hours from Sydney on the NSW mid-north coast, is up for sale, and also the theme park that adjoins it.

The Big Buzz Fun Park is a local attraction built by a local builder 32 years ago to capitalise on the growing tourist numbers visiting the area. He has been running the park ever since. He also built the four-bedroom family home on the park grounds.

Sitting on 30 acres of land, the fun park features water slides, a toboggan run, peddle carts, putt-putt golf, trampolines, swimming pools, laser tag, a kiosk and picnic areas.

During the parks busiest times, over school holidays and public holidays, it employs up to 16 people. Group bookings from schools and functions keep it consistent throughout the year.

The family home is located at the rear of the property, overlooking the dam and away from the theme park noise.

It covers 446 square metres, with 297 square metres of living area, and underwent renovations four years ago. The renovations included a brand new marble kitchen, new ceilings and modernised bathrooms.

Selling agent Luke Crane from Ray White Forster Tuncurry has listed the property for $2.4 million, which he said is a steal.

The location is absolutely beautiful. Youve got a wonderful peaceful feel but its only minutes to the beach.

It is now priced at an amount where it will sell $2.4 million is a great price. The land alone is remarkable, before you add the house and the significant fun park revenue.

Interested buyers have largely been local buyers who view it as a local icon, but there has been some international interest as well, Mr Crane told

He said the vendor hopes to sell to a bigger company which can expand the theme park. However, it would also suit a buyer looking to operate a family business with a great work/life arrangement.

The park has recently started hosting weddings, so there is also plenty of room to scale the business into weddings and private functions.

The current owner is selling to retire.
